亚洲买家缓步 豪华住宅降温 2012年前半年,卑斯省豪华住宅出现了降温的迹象。到六月底为止, 共有238栋价值超过三百万元的住宅成交。 相对于2011年前半年466栋的成交量,固然少了很多,但和2010年比较,成绩还是不错的。2010年全年虽有375栋价值超过三百万元的住宅成交,但那年的前半年则只有售出169栋。 麦当劳地产经理Matthew Lee认为市场正走向一个关键时刻。经手成交了今年全省到目前为止最高价住宅 (1,980万)的Matthew表示:过去几年房价不断上升的结果造成买家疲惫、卖主急进的局面。买家看到目前这样的高价位,很难相信短期内还能再上涨,于是大多采取暂时按兵不动的做法。相反的, 卖主看到有这种天价,终究按捺不住, 纷纷放盘,试图掌握时机,赚上一笔。 麦当劳地产集团副总裁丹宁同意这样的看法。 和一般的住宅比较,豪华住宅市场本来就比较难预测。影响豪华住宅价格的各种原因早就和基本的经济法则如收入等因素脱节,买卖双方纯粹倚赖心理因素以及对未来价格的臆测来定价。 如今面对中国房市的不稳,欧洲经济市场的不安,以及温哥华目前高价位的走势,在可见的未来,大家将会看到更谨慎的买家。 或者可以说,是更谨慎的来自中国的买家 大部分在过去几年被中国富豪热购的地区如温哥华西区、列治文、西温等,如今都已成买家市场,或者是选项增多,价格却降低的局面。其他较低价位的市场如温哥华东区、北温等,则仍是卖主的天下。这个趋势早在去年麦当劳地产12月份市场报告里,就曾准确预测到。当时我们就表示卑斯省较高价位的地产市场会趋平缓,而价位较低的地区如温哥华东区则会继续上扬。 2012年到目前为之出售价位最高的住宅: 1) $19,800,000 2) $14,200,000 3) $12,388,000 2012年到目前为止出售价位最高的公寓: 1) $5,900,000 2) $5,250,000 3) $5,150,00
